Foreclosures Auctions: Not for Amateurs
When a homeowner fails to meet their mortgage obligations, lenders have no choice but to foreclose. These foreclosure properties are then sold at foreclosure auctions for a fraction of their current market value. With the nation still reeling from the impact of the foreclosure crisis on the housing market, more and more investors and buyers are looking at these foreclosed properties for their great return potential.

Although it would seem that buying a foreclosed home is easy, you should know that it is actually not for the faint of heart. If you are interested in participating in a foreclosure auction, you should be aware of the following:
- Winning bidders will have to pay for the property on the spot. This means that you will have to bring cash or a cashier’s check before being allowed to join.
- There is no guarantee that the title of the foreclosed property is clear from any junior liens or encumbrances.
- Since these repossessed homes are sold “as is”, you should expect them to require repairs. Incorporating such repair costs in your budget might be a good idea.
- It will be difficult for bidders to inspect the property before the actual foreclosure sale and so, you should rely on the photos, if there are any, or descriptions of the foreclosure.
- If the distressed property is still occupied by renters or previous owner, the winning bidder will be responsible for evicting them
Despite these things that you can expect from a foreclosure sale, you will be delighted to know that mortgage holders are slashing asking prices in order to attract more bidders. Although it is standard for the properties to have asking prices based on the amount of the mortgage owed by the previous owner, you will discover that most minimum bids are way below than what you might expect.
